Grade II Listed Terrace

The property was  very run down and required planning and listed building consent to change the use of the lower two floors from office to residential use and to change the layout of the upper floor flats and rear parking court, involving internal and external alterations.

Challenge

The Fire and Building Regulations had recently been tightened up so it was a balancing act to comply with this and to get the Conservation Officer to agree the changes to the Listed Building. We successfully negotiated the removal of the external fire escape and replacement with a sash window, and additional rooflights to provide light and ventilation to the top floor flat, as well as a centralised fire alarm system. 

Value

SC Planning maintained a dialogue between the building contractors, the architect, the planning authority and the building control officers, to reach agreement on how to move forward at each stage of the project. This avoided a rejection of the planning and listed building applications and enabled the achievement of planning and listed building consent and building regs approval first time around. The renovation project is now completed.
